By confirming a reservation at Birchwood Log Cabin (“the Property”), the Guest agrees to comply with the following Terms & Conditions.

Terms & Conditions of Stay
By confirming a reservation at Birchwood Log Cabin (“the Property”), the Guest agrees to comply with the following Terms & Conditions. These policies exist to protect the Property, our neighbors, and the quality of each guest’s experience.
1. Respect for Property & Neighbors
Guests agree to treat the Property with the same care and respect they would their own home. Any behavior that threatens the safety, condition, or peaceful enjoyment of the Property or surrounding community is strictly prohibited.
2. Birchwood Lake Restrictions (Strictly Enforced)
Birchwood Lake is a private fish sanctuary governed by HOA regulations. All lake access is prohibited.
This includes, but is not limited to:
Fishing
Swimming or wading
Boating of any kind
Use of kayaks, canoes, paddleboards, or watercraft
Violations may result in:
HOA fines starting at $1,000
Immediate removal from the Property
Loss of remaining nights without refund
Guests are encouraged to use Kettle Moraine Lake, located a short walk away, which offers a public beach, boat launch, fishing pier, and nearby amenities.
3. Occupancy & Use
Guests may not exceed the maximum overnight occupancy listed in the reservation.
No parties, large gatherings, or unauthorized events are permitted.
The Property may not be used for commercial purposes without prior written approval.
Violations may result in immediate cancellation without refund.
4. Quiet Hours
Quiet hours are strictly enforced between 10:00 PM and 6:00 AM.
Excessive noise, loud music, or disturbances may result in police involvement and immediate termination of the stay without refund.
5. Pets
Pets are permitted by prior approval only and must comply with the following:
No pets on beds or furniture
Pets must be kenneled if left unattended
Guests must clean up after pets, including muddy paws
Any pet-related damage or excessive cleaning will result in additional fees
Unauthorized pets may result in cancellation without refund.
6. Smoking, Vaping & Substances
No smoking or vaping inside the cabin
Outdoor smoking is permitted only if cigarette butts are fully extinguished and disposed of in a fire pit or sealed container
Marijuana and illegal substances are prohibited on the Property
Evidence of smoking indoors will result in additional cleaning and remediation fees.
7. Firearms, Weapons & Fire Safety
No firearms or weapons are permitted on the Property
No open flames or candles indoors
The wood stove may only be used after reviewing the provided instructions
Children must be supervised at all times, especially near the lake due to steep embankments
8. Parking
The driveway accommodates multiple vehicles
Overflow parking is permitted only in the designated grassy area on the east side of the driveway
Do not block the road, neighboring driveways, or garage access (garage is not included in the rental)
Improper parking may result in towing at the guest’s expense.
9. Septic & Water Systems
Only toilet paper may be flushed
No wipes, feminine products, paper towels, or food waste in toilets or drains
Guests are responsible for any septic damage caused by misuse
Tap water is safe to drink. The Reverse Osmosis (RO) tap provides filtered drinking water and refills slowly after approximately three gallons.
10. Cleaning & Checkout
Guests agree to complete the following prior to checkout:
Strip used beds
Remove all food from refrigerator and cupboards
Wash all dishes and start dishwasher
Bag and tie all trash and place in bins by the garage
Excessively dirty conditions may incur a deep cleaning fee of $100 per hour.
11. Check-In / Check-Out
Check-in: 4:00 PM
Check-out: 10:00 AM
Early check-in or late check-out requires 72+ hours advance approval.
Unauthorized late checkout will result in a charge equal to the base nightly rate.
12. Damage, Loss & Responsibility
Guests are financially responsible for any damage, missing items, or excessive wear occurring during their stay.
Guests agree to report any damage or accidents immediately. Failure to report issues may result in full replacement costs.
13. Security Cameras
Exterior-only security cameras monitor driveways and entry points
No cameras are located indoors
Cameras are used for safety, deliveries, and HOA compliance
Tampering with or disabling security equipment is grounds for immediate removal without refund.
14. Right to Terminate Stay
The Host reserves the right to terminate the reservation without refund for violations of these Terms & Conditions, local laws, or HOA regulations.
15. Acknowledgment
By booking and occupying the Property, the Guest acknowledges they have read, understood, and agreed to these Terms & Conditions.
